And you might feel that an open house is unlikely to bring you the right qualified buyer Or you may be favor of open houses, since you see them all the time, have attended them yourself, and want to make sure your home gets as much exposure as possible. Regardless of your sentiments about public open houses, the reality is that YOUR FIRST OPEN HOUSE IS ONLINE. And your home had better be “show ready” for all those buyers, and agents, who are going to be seeing it, perhaps minutes after it hits the MLS and a multitude of other websites. The majority of buyers are looking online in their home search, on many different sites, probably in excess of 90%.  What this means for you is that the first time a buyer “sees” your home will be somewhere on the Internet. And they may not be able to see it unless they come with an agent if there are no public open houses. That said, it is critical that your home be show ready, just as if you were expecting buyers to walk in the door. And the photos, and any videos, have to be top notch. Buyers can be kinda finicky, and if they don’t like how a home looks online, or there are very few photos to showcase how terrific it is, they may click right on past. You know what everyone says - a good first impression is essential. Almost Wordless Saturday | Pictures Ride N Shine Car Show I got to the Ride n Shine car show at La Centerra at Cinco Ranch a little late being after 10AM. I believe a lot of the cars which were part of the show were unfortunately already gone. There were several Nissan GT R’s which I was not familiar with at all. I did find one fantastic Lamborghini and one cool Vet. Mortgage Rates Ease A Bit

After 30-year rates moved above 4 percent for the first time in seven months last week, rates eased just a bit this week.Freddie Mac says the average rate on a 30-year fixed-rate mortgage was 4 percent in the week ending June 18, down from 4.04 percent last week.A year ago, 30-year rates averaged 4.17 percent.A 15-year fix averaged 3.23 percent this week, down from 3.25 percent. A one-year adjustable-rate mortgage averaged 2.53 percent, unchanged.The most recent data on the national housing market data was mostly positive.The National Association of Home Builders said its builder confidence index this month rose to the highest level in a decade. THE CHARLESTON NINE...It struck me today, after three days of news coverage of the awful events in Charleston, that we the people are in such a state! Open House Tips for First Home Buyers

In today’s real estate market, most prospective First Home Buyers will be entering a house they’ve seen pictures of online. While these shots can give you a good idea of whether or not you like a house, visiting it is still a primary requirement.An Open House can be a great opportunity to see a property in a more informal setting, letting you explore it a bit on your own. The first thing you should look into doesn’t even concern the house at all. Explore the streets surrounding the house and take note of those who live there. Well-kept yards and kids playing outside can be signs of a great neighborhood while overgrown lawns and a lack of activity may be bad signs. Especially if a family is part of your plans, the neighborhood could be a crucial factor and is something that is difficult to get a feel for without visiting. Once you arrive at the house, take a look at the outside before you head in. Does it have Curb Appeal? Does anything need repair or new paint? Does the roof look sturdy and intact? Chances are most things you notice will be cosmetic fixes, but if anything does jump out at you, you’ll be happy you took a look.Further, taking a lap around the house will let you know what level of privacy you have. Some people like to be able to always chat with their neighbors while some want to be left alone. Whatever your preference, it is good to know what you are getting into. Finally you should enter the house. Do a full tour and explore everywhere you are permitted. From the basement to the attic, you should look everywhere. It is always a great idea to take a tape measure with you to look at sizes of specific areas and the dimensions of drawers and cabinets. While you do not want to be overly pessimistic, it is vital to examine the home with a critical eye. Even the smallest spot of mold, for example, could be a sign of a bigger problem. Structural shortcomings can be tricky to spot as well, but are extremely important. Foundational cracks, leaky walls and windows, and uneven floors can all easily go unnoticed, especially in darker areas like the basement. Besides crucial issues, there are some other factors to consider, many of them intangible. Things like the flow of the house and the way light enters are virtually impossible to tell through pictures, but can make a difference in person Another great area to focus on is the people around you: the sellers, their agent, and other potential buyers. While you always want to remain extremely polite, you are certainly entitled to ask questions of the sellers and their agent. While they will put a positive spin on things, getting them talking about their reasons for moving can provide extremely valuable insight. Ask their opinion on the neighborhood, schools, etc. Also, keep your ears open to other buyers. They may know more about certain aspects of the area or point out something you may have missed. You should take advantage of every potential information source at your disposal. While we focus on a lot of small things here, it is still very important to consider the bigger picture. Things like layout, number of bedrooms, bathrooms, and square footage are all extremely important. However, chances are you are aware of all of these things before you visit the property. Even so, verify all of the details listed online to be sure there are no surprises later on. Between what can be discovered online and what you’ll see in an Open House, you should be able to get a great idea of whether or not you are ready to proceed with an offer. Pheasant Run Subdivision Eckert, CO June 2015 Real Estate InformationPheasant Run is conveniently located about half way between Cedaredge and Delta. Homes here are well built and affordable. They were mainly built in the mid 1970s to the mid 1980s. The subdivision has larger lots...most of them around half an acre. Real estate sales have been slow in the area, and that is mainly due to the lack of inventory. This is a neighborhood that people love to call home. You can see how wonderful the mature landscaping is and how it adds to the curb appeal from this picture. Here's a look at the activity for this neighborhood: At this time there are no new listings in Pheasant Run. Only three sales have taken place in the last year and a half. The average sales price is $139,933. This information might give you the impression that real estate sales are down in Delta County, but that's not the case. Overall the county is experiencing some positive real estate trends and sales are above what they were for this time last year. For the first quarter of this year, there were 157 transactions. In 2014 there were 115 for the same time period. Those numbers are all transactions in all categories of real estate as reported in the local MLS.  That's a 36% increase in the number of sales. Countywide foreclosures accounted for 13% of those sales.The number of completed foreclosures is down this year in the first quarter compared to the same time last year. Although it should be noted that the number of foreclosures is up slightly compared to the fourth quarter of last year. I don't see this being a lasting trend. As you can see from the statistics, Eckert and all of Delta County are experiencing some positive real estate trends. The World Logistics Center coming to Moreno Valley Since the introduction of the project for proposed World Logistics Center in Moreno Valley was announced almost 4 years ago, it has had its praises and its criticism.  In a town of over 200,000 people in its general population there is much needed demand for jobs and economic prosperity. Moreno Valley has been famous for its ability to attract out of town buyers into its real estate market enticing them with low priced real estate and great freeway access. However this love affair between low cost Home ownership and commuting can come to an end really quickly. As is the case for most home buyers in the area who have to commute out of town every day, in order to keep the bills paid, and their Family fed.    To say that there is a thirst for jobs in Moreno Valley would be an understatement, being that Forbes ranked Moreno Valley 149 place out of 150 of the largest U.S Cities for Worst job market only behind San Bernardino which came in last place. Here is the twist, when you factor jobs to housing, Moreno Valley actually has the worst job to housing ratio in the Country. Now what do these top three (or worst 3) Cities have in common? Yes, lack of jobs is one. How about the crime rate? We can see that jobs and crime go hand in hand. I don't see panhandlers in Irvine and Newport, I would assume it's because the police have nothing better to do than go after low petty crimes. But in Cities such as Moreno Valley, San Bernardino, and Detroit the low petty crimes go unnoticed because the police have bigger fish to catch. Where there is a low job market there is also "creative'' ways to make money.     So why would anyone oppose such a project in a much needed area? Well for starters, where there is special interest involved, exists the special interests of others. Much of the opposing parties of the World Logistics Center (WLC) have their own agenda. When asked about the project the best they can come up with is: Traffic, Pollution, and "Moreno Valley is not For Sale" Addressing the special interest of the Developer of the WLC, Highland Fairview. Now for those who attended the planning commission the concerns about health, traffic, and pollution were addressed with the most careful consideration. Fisker Automotive coming to Moreno Valley     In what seems an almost 180 degree turn of events, the once leading Luxury Electric Car Company Fisker Automotive will now set its eyes on the Inland Region to the City of Moreno Valley. As a company who filed BK in 2013 and was recently bought out by a Chinese Company The Wanxiang Group, one can only ask why? Why Moreno Valley? Why now? Well, I think that the answer to why now seems evident. Lets take a look at the Electric car industry since Fiskers Bk in 2013. The only thing that comes to mind is Tesla. Since Fiskers Bk, Tesla has become a household name, outselling almost every luxury car brand since the introduction of their Model S. It seems that despite Fiskers downfall Tesla continued where Fisker left off, and took off they did. With reports saying Tesla outsold Porsche, Audi, and BMW, one can only think that right now is the time to get in the Electric Car game and Fisker is not about to miss out again. So Why Moreno Valley?   Photo: Fisker Karma   I think the answer to that is not quite as evident. Moreno Valley, for the people who know about it know it as a commuter town with higher than average crime. So why is a company who is trying to re enter the Luxury Electric Car industry come to a City like Moreno Valley? Well first off if we consider the location of the City, it is about 60 Miles West of L.A, 80 Miles North of San Diego and 40 Miles from Fiskers Headquarters in Costa Mesa California. ( Don't Be surprised if the New Headquarters comes to Moval) Not to Mention its easy freeway access make it possible to reach 200 Million people within a overnight drive. But location can not be everything right? Of course not! Moreno Valley also sits in the outskirts of the Inland Region making traffic less of a factor than Orange County or Los Angeles as well as the price per square foot of building or office space is much cheaper in Moreno Valley. But as a company there has to be more of a reason and there is.      Photo Tesla Model S       Fisker Automitive has chosen Moreno Valley because of its track record in providing companies a savings on operating costs. What this means is that a penny saved is a penny earned especially when it comes to millions of Dollars. For example, when Sketchers came to Moreno Valley they estimated a savings in operating costs. What they did not know its that its savings would almost double their profits. At that time a share of Sketchers stock was worth about $5, now since coming to Moreno Valley the $25 million dollar a year savings Sketchers has on their yearly operatings costs rose thier profits 100% in since coming to Moreno Valley. In simple math if you had $100,000 in sketchers stock in 2013 you would now have over $2,000,000 worth of the that stock. Companies are flocking to Moreno Valley because they have seen the proof, savings in operating costs equals profits for their share holders or owners. Lake Sinclair Mid June real estate market report

Well the month is shaping up to be a strong one. Perhaps it will be the best month for real estate sales in the past 6 years. We've had 20 homes sell on Lake Sinclair already in June. The record for the past 5.5 years is 23 and I feel SURE that my office will close three more this month, so I'm pretty sure we're going to blow that 5 year record out of the water.  The low sale for the month was really a stretch to call it on water.  Perhaps if you had a G.I. Assateague Historic Lighthouse

Good evening everyone-I snapped this photo while on a cruise  in Chincoteague Island Va. It is located on the Va side of Assateague Island. The original lighthouse was constructed here in 1833 at a cost of approximately $55,000.      In 1860, construction on a taller, more powerfully illuminated brick lighthouse began, but was delayed by the Civil War. After the war, work resumed and the lighthouse was completed in 1867.     Assateague's lighthouse has twin rotating lights that flash one after the other from a height of 154 feet above sea level. The lights can be seen 19 miles out to sea. The Assateague Lighthouse stands 142 feet high, its base over 27 feet in diameter. Sharon Lee

What is the most important task to sell a home?

There are so many things that need to fall into place perfectly to sell a home. When we do a great job, we make it look easy.  This is a list of the most basic things I'd say are critical to any home sale happening quickly and for list price or close to it.  One of these things should be the easiest and has nothing to do with the agent.  There is much more to it than this, but these are like a basic necessities list. Like your TP and bread run at the grocery store. Here is my list: Price the home right. This means looking at pricing of similar homes recently sold and those that are currently active. You have to see where you fit in among the competition. De-clutter and stage. No one wants to see your stuff. Get your stuff out, paint your walls neutral and make your home pleasing to a broad audience. Keep the lights on! Keeping lights on and window shades up is essential! No one likes a dark house. First of all, they can't see it. Second of all, it's just unwelcoming and depressing. Homes need to embrace the buyers with a warm, bright, friendly atmosphere. Let people see your house. Realtor showings are the most important aspect of selling a home. Odds are, if a buyer is out looking with a Realtor, they've got a loan pre-approval and are ready to purchase. Please don't make the critical mistake of thinking "oh well if they want my house, they will come back." No way. They will buy someone else's house because they will forget about yours as soon as as they it. Accept the fact that having your home on the market is an inconvenience and needs to be a priority. Don't reject showings, ever! Which one do YOU think is the most important? Can a house sell without all of the above?
